Do I have to be a member of the MLS to get your Expired service ?

In order to purchase an Expired Subscription you must be a member in good standing of any MLS to which you wish to subscribe. There are no exceptions.

How do you find the missing expired numbers ?

We download the Active listings every day to capture the owner's name and phone number that is in the MLS when it is active. So, when it expires, we still have whatever contact information was originally available in the MLS. We put these phone numbers in what we call our "MlsOcc" field.

Listings such as rentals and vacant property typically do not have owner contact information. So, when o­ne of these expire, we look in the o­nline MLS property tax record database and Internet phone sites. Obviously, these are older records and so there is a higher percentage that are wrong or disconnected. These are the phone numbers in what we call our "Tax&Web" field.

If a property does NOT have either a "MlsOcc" or "Tax&Web" we look for matches in a third party phone data base that we pay for and put those phones in our "Bonus Phone" field.

The bottom line is that you can invest your time manually and do the same research we do and get the same results and quality/quantity of numbers as we do but ... it would cost you a lot more than if you hired us to do it even if your time was worth only minimum wage.

Tell me about your service.

Expireds

Seven days a week by 6 am your local time you receive your expired, withdrawn and canceled listings via our free RAD tool which puts your report directly onto your computer in addition to sending you a copy via email and uploading a copy, with your permission, onto our website to be downloaded as you need a backup.

You must install RAD on at least one of your computers and leave that computer on overnight to receive your expired reports. Click this link for a 5 minute video to see how our RAD desktop works.

Our Expired Service Subscriber Agreement has more details. But we know that some agents want the leads earlier so we try to get them out between 5:00am - 6:00am in your local time zone if we can do so.

How much do you charge ?

Are there any o­ne time setup fees ?

There are NO o­ne time setup fees. We even have a 30 day money back guarantee if you subscribe to our 6 or 12 month expired program and hate our service.

How many regions can I have with my basic subscription price ?

You must be a paying member in good standing of the MLS from which you want the expireds. You can have any 2 regions in your MLS for our basic subscription price. (One region is included in your basic subscription and if you want a second region it is free.)

Can I see a copy of what you are going to email me ?

Sure. Please check out our sample data formats. Plus, in addition, the standard reports have password protected links that lead to a bunch of additional information including most of the listing information, a listing history, a map, tax information and listing agent info.

How many of your formats are included in my basic service subscription price ?

You can have all of our formats. Some of our formats are our Main Deliverable (4 Listings per Page) which is about 9 lines of key information, our Summary format which is o­ne line of information, our CSV format which is computer readable and our label format that can be printed o­n Avery label stock.

A FELONY for giving out my secret MLS PIN number ???

Our attorney says that giving someone your PIN number (not the same thing as giving your user name or MLS Public ID) is like giving a neighbor's house key to someone and then allowing them to go uninvited into your neighbor's home. Check you MLS rules. No o­ne except paying members may have access to your MLS. 

We solve this problem through our free RAD tool which you must install on at least one of your computers. You leave your computer on overnight and RAD downloads your expireds, contacts our proprietary owner information database, prepares your daily report and puts the report directly onto your computer in addition to sending you a copy via email and uploading a copy, with your permission, onto our website to be downloaded as you need a backup.

Your MLS access information is only known by RAD and you.

Further, we can verify in real time that you are a member through our free RAD tool because it logs into the MLS every day to get your expireds. So it is important to keep up your MLS membership and to keep your login information up to date in RAD.

Are you a member of our MLS ?

No. Most of our competitors require you to provide your MLS access information to them so they can download and process your daily leads. This breaks your MLS rules and may even be illegal. Or ey require you to do your own manual downloading ... so what's the point of using their service? We feel it is wrong to steal data.

What do you mean I can keep all my data ?

Some of our competitors require that you log o­nto their WEB server or use their contact management software to retrieve your data. When your subscription ends so does your access to your data.

Because we upload our reports directly to your computer through our free RAD tool that you have installed on at least on of your computers, and send you email attachments that contain your expireds, when your subscription ends you still have the data that we sent you.

Are you like my personal assistant ?

We are exactly like your personal assistant o­nly better. Many of you have MLS approved but un-licensed personal assistants that retrieve MLS information for you for CMA's, Caravans, Buyer showings and Prospecting.

Do you have phone numbers for Just Listed and Just Sold listings ?

At this time we do not have Just Listed and Just Sold phone numbers. You can get them for free from you MLS systems o­n-line Tax Record Database or from your favorite title company.

Can I search for Old Expireds to double end my buyers ?

Absolutely. All of the data fields that we provide in our reports are searchable on our system. Depending on how long we have been in your MLS, our data could go back a few years. Additionally, your searches can be saved for use later plus, you can even tell our website to email them with daily updates to you in the morning along with your regular delivery. How cool is that!

What about the Federal Do Not Call List ?

You agree to subscribe to the National Do-Not-Call List as a condition of using our Service. (The FDNC List is free for the first 5 phone area codes).

You agree to determine if the phone numbers we provide to you are legal for you to call for sales prospecting and any other purposes for which you intend to use them. You understand that the numbers we supply include Cellular, Voice Over Internet Protocol (VOIP) numbers, Land lines and potentially other types of phone numbers.
